Asbestos Roof Replacement – Preston

Late last year, a property owner contacted our Melbourne roofers to inspect a large factory with an asbestos roof.  Located in the busy suburb of Preston, this is a familiar area to our team. With many industrial warehouses, we have completed a number of commercial roof replacement projects in the area.

With an operating business below, we complete our roof replacement work in sections. Therefore causing minimal disruption to the business below and ensure the roof remains watertight. With an asbestos roof however, the building below needs to be completely vacant, as per WorkSafe regulations. As a result, this can cause a strain on a business if we complete our work during normal trading hours.

This time around, our works were slightly different. The property was completely vacant. Rather than completing the asbestos roofing removal and roof replacement process to a different area each day, we removed the asbestos roof entirely. Still, we remove an area of asbestos each day, receive a clearance certificate, and we dispose of as per EPA regulations. However we did not lay the new roofing materials until the entire asbestos roof was removed! Further to the roof, we also remove asbestos wall cladding and all original flashings. Once the asbestos roof removal is complete, we receive a final clearance certificate and commence the roof installation.

Asbestos Roof Replacement

To begin, we lay new safety mesh and insulation blanket. To the roof, we installed BlueScope Plain Zincalume Corrugated roof sheeting. In addition, we installed Ampelite translucent sheeting, with the locations as requested by the owner. As the wall cladding is visible from the ground, to replace the old asbestos roof, we installed Colorbond material. Our client chose the colour ‘Night Sky’, which creates a great contrast to the Zincalume materials.

Our Melbourne roofers also removed and replaced the box gutters, eave gutters and flashings. As well installing new downpipes, before rivet and silicone sealing all joints.

The end result looks fantastic. A roof replacement project this size, really highlights our professional workman ship and capabilities.
