ACR Roofing have recently completed another metal roof replacement in Melbourne to a Body Corporate, this time in Richmond: a common three storey complex with a low lying roof structure that has minimal pitch, covering a number of units.
This particular Melbourne roofing project consists of an entire metal roof replacement to a block of flats. With many tenants within the building, we ensure to keep all updated of our scope of works. You don’t need to be a roofer to see from the before photos, the original roof is in terrible condition! As we only complete roof replacement projects we are the experts in this unique field, identifying all problems for the client and providing them with a scope of works that always solves the problem. In this case, an entire roof replacement.
Serious corrosion covered the entire original roof, and in some sections the rust has eaten away at the metal roof! Leading to exposure of the clips which hold the roof down. With minimal fall in the roof sheets, water has been able to pool over the years, adding to the corrosion. Previous trades have attempted to repair the roof but this is no longer an option!
So ACR Roofing proposed an entire roof replacement, the Owner corporation agreed, and roofing works began.
Body Corporate Roof Replacement
Due to the three story height of the building, we required a crane to load all materials onto the roof. Furthermore, we install safety rail and require an access tower built to access the roof each day. Working in sections each day, we remove the metal roof and install additional timber. As the existing structure sags, we install additional timber in order to raise the roof pitch and ensure the pitch is compliant.
We then install a new 60mm insulation blanket before laying the new roof. We installed all roofing materials in BlueScope Plain Zincalume, heavy gauge, BlueScope Colorbond cappings, which all could be seen from the ground.
Once our works were all complete, we organised for the Owners Corporation the installation of harness hook up points which have been installed by SafeLock.
The entire roof replacement project ran smoothly, and with no disruption to the tenants below. The end result looks great. Well done to our ACR Roofers!
