Metal Roof Replacement – Middle Park

The Client:

ACR Roofing recently completed another metal roof replacement in Melbourne for our client, Propis Property.  Propis or Property Investment Services offer property management services including owners’ corporation management, and property sales and leasing services.

The Project:

This particular Melbourne roofing project was in leafy Middle Park. The site a three-story apartment complex with a low-lying roof structure with minimal pitch.

With so many tenants living in the building, one challenge was to ensure that we kept all occupants updated on our scope of works. It takes careful planning and coordination skills to manage this.  As we only complete full roof replacement projects though, we are the experts in this unique field. First we identify all problems for the client, and then provide them with a scope of works that offers the best solution..

You don’t need to be a roofer to see from the ‘before’ photos that the original roof was in terrible condition! Serious corrosion covered the entire original roof. In some sections the rust had eaten away at the metal roof, exposing the clips which hold the roof down. Yikes! With minimal fall in the roof sheets, water had been able to pool over the years, adding to the corrosion. Previous trades had attempted to repair the roof, but this was no longer an option.

The only solution was what ACR Roofing proposed – an entire roof replacement. The Owner corporation agreed, and roofing works began.

Safety and Access:

With a three-story height building, we need extra access measures. This roofing job required a crane to load all materials onto the roof,  and an access tower built to access the roof each day. Safety is always paramount in roofing, so we set safety rails around the perimeter. We want our Melbourne roofers to go home to their families in one piece at the end of the day!

The Solution:

Working in sections each day, we removed the metal roof and installed additional timber. If the existing structure sags as it did on this roof, we install additional timber in order to raise the roof pitch. This ensures the pitch is compliant, and gets rid of those sags and pools of water when it rains.

We then installed a new 60mm insulation blanket. Next we installed the shiny new roof in BlueScope Plain Zincalume, heavy gauge. Lastly we added BlueScope Colorbond cappings on the parts of the roof that could be seen from the ground.

The entire roof replacement project ran smoothly, with no disruption to the tenants happily living their lives below. The end result looks fantastic as you can see by the ‘after’ pictures.
