The owner of a factory in Oakleigh South was experiencing numerous roof leaks. When our Roofing Estimator visited site to inspect, it was clear the asbestos roof was in need of a full roof replacement. An asbestos roof cannot be repaired, therefore the only option is a full roof replacement. The property consisted of two separate warehouses, both with deteriorating old asbestos. It was a big job, however no challenge for our expert roof plumbers!!
Roof Replacement Works
Safety is our first priority; we make sure our team are kept safe, along with the general public, whilst also getting the job completed for our clients. Areas cordoned off, access towers, full perimeter safety rail and cranes are all standard equipment and exercises ACR Roofing undertake when completing roof replacements.
Before commencing the roof replacement works, we had an obstacle in the way; a brick parapet wall that was leaning into the building. Firstly, we needed to remove all of the bricks which would allow the installation of a timber frame. This then enable us to house a metal parapet capping where we were able to install the perimeter safety rail. With this work complete, we could commence the Asbestos Roof Replacement!
Each day we remove an area of the asbestos roof, an independent hygienist then inspects and provides a Visual Asbestos Clearance Certificate. Once we receive the Clearance Certificate, we then commence the roof installation, ensuring the building remains watertight at days end. The roof installation and materials consisted of; new safety mesh, 60mm roof insulation blanket and BlueScope Plain Zincalume. After the installation of the entire roof, we installed the flashings, gutters and downpipes. Further to removing the asbestos roof, we also removed the properties front metal roof over their office space. In this section, we installed new BlueScope Zincalume Speed Deck Ultra roof sheeting. For the two warehouses, we installed BlueScope Zincalume Corrugated roof sheeting – to suit the steep roof pitch. In addition, we also installed Ampelite Translucent Sheeting throughout the two warehouse roofs, allowing the much needed natural light.
Completion
The end result of the Asbestos Roof Replacement looks fantastic. Our client was extremely impressed with the end result and the efficiency of our experienced roof plumbers.
